WITNESSETH, that the party of the first pan, in consideration ofTen Dolla~ and other valuable
consideration paid by the party of the second pan, does hereby grant and release unto the party of
the second pan, the heirs or successors and assigns of the party of the second pan forever.
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Arshamomoque, near Southold, in the Town of Sonthold,
County of Suffolk and Stere of New York, more particularly bounded and described as
follows:
BEGJ~NNING at a point marked by a concrete monument on the northerly side of a 25 foot
private road, 1195 feet more or less easterly along said northerly line from its intersection with
the easterly side of Noah Road (which point is the southeasterly corner of land of Vanderbeck
and the southwesterly corner of the premises herein described); (private road referred to the
above is also known as Ruch Lane and North Road is also known as County Road 48):
RUNNING THENCE North 33 degrees 14 minutes 40 seconds East, a distance of 150 feet to
Lot 10 on Map of Shorecrest;
THENCE along said hind of Ruch, South 56 degrees 4:5 minutes 20 seconds East, a distance of
40 feet to land now or formerly of Hickey:
THENCE along said last mentioned land, South 33 degrees 14 minutes 40 seconds West, 1:50
feet, to the northerly side of Private Road;
THENCE along the northerly side of Private Road, North 56 degr~.-s 45 minutes 20 seconds
West, 40 feet. to the point or place of BEGINNING.
TOGETHER with the right to the use of a right of way, in common with others, over the
aforesaid privat~ roads for ingress and egress to and from the pr,.unises above described and m
and from North Road and to and from Arshamomoqne Pond.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated 1/19/90, and recordcd 2/5/~0, in the Office of the Suffolk County Clerk in Liber.

TOGETHER with all fight, title and interest, if any, of the party of the f'ust part in and to any
streets and roads abutting the above described premises to the center lines thereof-' TOGETHER
with the appurtenances and all the estat~ and fights of the party of the first part' in and to said
premises; TO HAVE AND TO HOLD the premiz's herein granted unto the party of the second
part, the heirs or successors and assigns of the pa~y of the second pan forever.
AND the party of the first part covenants that tl~ party of thc first part has not done or suffen:d
anything whereby the said premises have been encumbered in any way whatever, except as
afore, said.
AND the party of the first part. in compliance with Section 13 of the Lien Law, covenants that
the pa~ty of the tint part will receive the consideration for this conveyance and will hold the fight
to receive such considemtion as a trust fund to be applied first for the puq~ose of payin~ the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other puqmose.
