WITNESSETH, that the party of the first part, in consideration of TEN dollars, lawful money of the
United States, paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Greenport, Town of Southold, County of Suffolk and State of New York, bounded
and described as follows:

being the following three (3) courses and distances from the corner formed by the intersection of the
westerly side of Ninth Street and the southerly side of Main Road (Front Street)(S.R. 25);
1. South 89 degrees 33 minutes 30 seconds West 232.16 feet to a point;
2. South 81 degrees 49 minutes 10 seconds West, 287.85 feet to a point;
3. South 74 degrees 47 minutes 30 seconds West, 37.80 feet to a point;
THENCE along the land now or formerly of Colgate Design Corp. the following two (2) courses
and distances:
1. South 11 degrees 26 minutes 00 seconds West, 169.61 feet to a point;
2. Sohth 78 degrees 34 minutes 00 seconds East, 122.00 feet to a point and the land now or
formerly of Driftwood Cove Owners, Inc.
THENCE along the land South 11 degrees 26 minutes 00 seconds West, 549.11 feet to a stone
document and the land now or formerly of Long Island Railroad (M.T.A.);
THENCE along said land South 84 degrees 10 minutes 40 seconds West, 394.30 feet to a concrete
monument and the land now or formerly of Robert Brown;
THENCE along said land the following two (2) courses and distances:
1. North 12 degrees 15 minutes 15 seconds East, 453.16 feet to a concrete monument;
2. North 01 degrees 10 minutes 51 seconds East, 241.49 feet to a concrete monument and the
southerly side of Main Road (Front Street)(S.R. 25);
THENCE along the southerly side of Main Road (Front Street)(S.R. 25) the following two (2)
courses and distances:
1. North 75 degrees 53 minutes 37 seconds East, 50.09 feet to a point;
2. North 74 degrees 47 minutes 30 seconds East, 275.06 feet to the point or place of BEGINNING.
BEING and intended to be the same interest and parcel conveyed to the party of the first part by a
deed dated May 28, 1996 and recorded in the Office of the Clerk of Suffolk County on June 25, 1996 in
Liber 11779 at page 942 and deed recorded in Liber 9542 at page 479 in the Suffolk County Clerk's Office
on April 10, 1984.
