Van Tuyl, C.E. , is bounded and Section described as follows: 068.00 BEGINNING at the northeast corner thereof at the point of intersection of the northwesterly side of Sound View Avenue with the southwesterly line of land of Block William Austin Haynes; 01.00 RUNNING THENCE North 56 degrees 16 minutes 20 seconds West along the south- westerly line of land last mentioned 450 feet more or less to an old locust stake; Lot(s) RUNNING THENCE still along the southwesterly line of land of said William Austin Haynes North 53 degrees 24 minutes 20 seconds West 1464.70 feet more or less 016.000 to high water line of Long Island Sound; RUNNING THENCE along said high water line of Long Island Sound South 41 degrees 26 minutes 50 seconds West 239.31 feet to the northeasterly line of Plot No. 4 on the aforesaid map hereinabove mentioned; RUNNING THENCE along the northeasterly line of Plot No. 4 South 55 degrees 5 minutes 20 seconds East 1800 feet more or less to the northwesterly side of Sound View Avenue; RUNNING THENCE along the northwesterly side of Sound View Avenue in a general northeasterly direction to the point or place of BEGINNING. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,and also all the estate which the said decedent had at the time of decedent's death in said premises, and also the estate therelp, which the party of the first part has or has power to convey or dispose of,whether individually,or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been incumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section,1-3-of the Lien Law,covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the pµrpose of paying the cost of jhe improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read"parties" whenever the sense of this indenture$o requires.
