TOGETHER with all rights, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party ofthefirst part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs of successors
and assigns of the party of the second part forever.
AND the party of the first part covenants that the party ofthe first parthas not done or suffered anything wherebythe
said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the fi rst part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration forthis conveyance and will hold the rightto receive such consideration as a trustfund
to be applied first for the purpose of paying the cost of the improvement and will apply the samefirstto the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

All that certain plot, piece or parcel of land with the
buildings and improvements thereon erected, situate, lying and
being at Nassau Point, County of Suffolk and State of New York ,
known and designated on a ceratin map entitled, "Map of Section B
of property belonging to Nassau Point Club Properties, Inc . " and
filed in the Office of the Clerk of the County of Suffolk, as and
by the lot number 74 .
Together with all rights and easements which the Grantor has
in, to and over, a strip of land fifteen feet wide along the high
water line abutting on said premises .
Being and intended to be the same premises as conveyed to
parties of the first part by deed dated June 9, 1986 and recorded
int eh Suffolk County Clerk' s Office on October 16 , 1986 in Liber

Reserving, however, to the Party of the first part the right
to the use and occupancy of the above-described premises for and
during the natural lifetimes of the Party of the first part, it
being the intent of the Party of the first part to reserve unto
themselves a life estate in the premises for their life use and
occupancy.
Subject further to a special power of appointment hereby
reserved by the Party of the first part, exercisable as often as
they may choose, to change the remainderman as follows :
To or among any one or more members of a class consisting of the
Party of the First Part' s issue, in any degree, whether presently
living or born hereafter; in such proportions and amounts, without
regard to equality, outright or in further trust, as the Party of
the first part may direct and appoint during their lifetimes by a
properly written and acknowledged instrument, recorded prior to
death, making specific reference to this power of appointment . No
exercise of this power shall be deemed to release the Party of the
first: part' s life estate unless such a release is explicitly made.
The exercise of this power shall not exhaust it and the deed
recorded last shall control as to any ambiguities or
inconsistencies . In the event no such instrument is recorded
during the lifetime of the Party of the first part, then the Party
of the first part shall be deemed to have waived this power, and
the power reserved herein shall thereupon have no further force or
effect and shall be deemed null and void for all purposes . The
exercise or waiver of this power shall be binding upon the heirs,
Party of the first part . The Party of the first part may not
appoint themselves, their estates, their creditors, or the
creditors of their estates, under any circumstances .
