ROGERS and Y1ARY ROGERS, his wife, both residing at 150-23 60thrAvenue, Flushing, New York 11355 II, party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration I. paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, iece or parcel of land, with the buildings and improvements thereon cursed, situate, ii lying and being in the own of Southold, County of Suffolk and State of New YoQrk, idesignated as Lots 50, 51, 84 and b5 on Map of West Southold on SOME, !revised Map No. 854, bounded and described as follows: BEGINNING at a point on the southerly aide of Leeton Drive, distant 11246.92 feet westerly from the corner formed by the intersection of the westerly side of Kenneyts Road with the southerly side of Leeton Drive, 'Imeasured on a course bearing South 45 degrees 35 minutes 30 seconds ,West from the westerly side of Kenneyts Road; THENCE RUNNING South 44 degrees 24 minutes 30 seconds East a dis- Itance of 200 feet; THENCE South 45 degrees 35 minutes 30 seconds West a distance of 100 feet; THENCE North 44 degrees 24 minutes 30 seconds West a distance of X200 feet to the southerly aide of Leeton Drive; THENCE North 45 degrees 35 minutes 30 seconds East along the southerly side of Leeton Drive, a distance of 100 feet to the point or place of BEGIgNING. BEING AND INTENDED TO BE the same premises conveyed to the Grantors herein by Deed dated the 30th day of December 1969, and recorded in the Office of the Clerk of the County of Suffolk on January 79 19701, in Liber 6685, page 547. " SAID premises are commonly known and designated as 1305 Leeton Drive, ',Southold, New York. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines therrof; TOGETHLR with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in anv way whatever, except as aforesaid. AND rthe party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
