WARRANTY DEED WITH FULL COVENANTS
THIS INDENTURE, made June 24 1991, between Constantine P. Geor-
giopoulos and Harriet Georgiopoulos, of the one part, each resid-
ing at 156 Read Avenue, Crestwood, New York 10707 , (herein col-
lectively the "Grantor") , and John C. Georgiopoulos, residing at
156 Read Avenue, Crestwood, New York 10707, (herein collectively
the "Grantee") ,
WITNESSETH, that the Grantor, in consideration of Ten Dollars
($10. 00) and other valuable consideration paid by the Grantee,
does hereby grant and release unto the Grantee all f the Gran-
tors' right, title and interest in and to (TWENTY FOU ercent
(24%) of the whole of the premises hereina�eed, the
heirs or successors and assigns of the Grantee, forever,
ALL THAT CERTAIN plot, piece or parcel of land,
situate, lying and being in the Town of Southold,
'County of Suffolk, State of New York and identi-
fied as Lot Number 1 on a certain "Subdivision Map
r,INe made for Constantine P. Georgiopoulos at Sou-
thold, Town of Southold, N. Y. " filed in the
ao office of the County Clerk of Suffolk County on
l� January 29, 1985 at 2 : 35 P. M. , under File Number
JUN 27 SN 7844 , and further identified on the Suffolk County
Tax Map as No. 59-1-21. 1 (District 1000, Section
• 59, Block 1, Lot 21. 1) .
TOGETHPR with all right, title and interest, if any, of the Gran-
tor in: and to any streets and roads abutting the above described
prewii s to the center lines thereof; TOGETHER WITH THE APPURTE-
NANCES AND ALL THE ESTATE AND RIGHTS OF THE Grantor in and to
said premises; TO HAVE AND TO HOLD the premises herein granted
unto the Grantee, the heirs or successors and assigns of the
Grantee forever.
AND the Grantor, in compliance with Section 13 of the Lien Law,
covenants that the Grantor will receive the consideration for
this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of pay-
ing the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part
of the total of the same for any other purpose.
AND the Grantor covenants as follows: that the Grantor is seized
of the said premises in fee simple and has good right to convey
the same; that the Grantee shall quietly enjoy the said premises;
that the said premises are free from encumbrances; that the Gran-
tor will execute or procure any further necessary assurance of
the title to said `premises.; and that said Grantor will forever
warrant the title to said premises.
The word "Grantor" shall be construed as if it read "Grantors"
whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the Grantor has duly executed this Deed the
day and year .first above written.
