Bateman, Engineer and Surveyor, as and by lot numbered 2, bounded'and described as follows: BEGINNING at a point marked by a concrete monument on the southerly side of Front Street distant westerly 100.90 feet from the coreer formed by the intersection of the westerly side of Seventh Street and the southerly side of Front Street, said point of beginning being the northeast coreer of land now or formerly of Fred Gagen Estate; RUNNING THENCE along the southerly side of Front Street, North 89° 33' 30" East, 50.40 feet to land now or formerly of Ereest and Arthur Richter; THENCE along said land, South 7° 07' 40" West, 127.24 feet to land of George Capon, Jr.; THENCE along said land, North 89° 58' 00" West, 50.30 feet to a concrete monument and land now or formerly of Fred Gagen Estate; THENCE along said land, North 7° 06' 20" East, 126.82 feet to the southerly side of Front Street, the point or place of BEGINNING. SUBJECT TO a life estate for the benefit of and during the natural lifetime of ERNEST RICHTER. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said promises have been incumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law. covenants that the party of the first pan will receive the consideration for this conveyance and will hold the right to receXtve such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
