WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration

lying and being in the Town Of Southold, County Of Suffolk, State of New York,
bounded and described as follows:
BEGINNING at a point in a line constituting a prolongation of the
t southerly side of Shore Drive in a straight line in a westerly direction
as said southerly side of Shore Drive is shown on a certain .map entitled
I+. "Map of; Greenport Shores, Section 1, Greenport, Town of Southold, Suffolk
County, New York, which saidimap •is duly filed in the office of the Clerk

map when measured along a prolongation of the southerly side of Shore
Drive in said westerly direction, said point also being the westerly line
of landofSacco; running thence south 39 degrees 21 minutes 30 seconds
east along the land of Sacco 127 feet to the high water mark of Pipes
Cove; -thence south 50 degrees 64 minutes 10 seconds west along the high
water mark of Pipes Cove, 100 feet; thence north 39 degrees 21 minutes 30
seconds west 1P,8 feet to a point in said line prolonging the southerly
side of Shore Drive in a westerly direction as shown on said map; thence
north 50 degrees 38 minutes 30 seconds east along said line prolonging the
southerly side of Shore Drive in a westerly direction 100 feet to the
point or place of beginning.
TOGETHER with an easement and right of way over that portion of the
land adjacent to the land hereinabove conveyed, which would constitute a
prolongation of Shore Drive in a westerly direction and over Shore Drive
50 feet wide easterly to the nearest public highway.
Being and intended to be the same premises conveyed by William H.
Shroder and Anna G. Shroder, his wife, to the party of the first part by
deed dated June 23, 1954, recorded in Sufflk County Clerk's Office on
June 24, 1954, in Liber 3714 of Deeds, Page 38. Said premises being
. known as 14 Shore Drive, Greenport, L. I.,N.Y.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
1 rf and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.

r— AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as
a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
ry to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties"whenever the sense of this indenture so requires.
