WITNESSETH, that the party of the first part, in consideration of Ten Dollars aQolKer �

second part, the heirs or successors and assigns of the party of the second part forever,

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Greenport, in the Town of Southold, County of Suffolk and State of New York, being
more particularly bounded and described as follows:
BEGINNING at a point on the boundary line between land of Macy and land of Board of Southold Town
Trustees, said point being South 87 degrees 05 minutes 00 seconds East 237 feet, more or less, from the
easterly line of Inlet Lane;
RUNNING THENCE on the extension easterly of said line South 87 degrees 05 minutes 00 seconds East
219 feet to the ordinary high water line of Gazdiners Bay as of September 25, 1985; THENCE Southerly

seconds West 108.85 feet more or less to land of unknown owner; THENCE North 87 degrees 5 minutes 00
Sec 043.00 seconds West along last mentioned land 232 feet to underwater land of the Town of Southold; THENCE
North 32 degrees 10 minutes 00 seconds East along last mentioned land 114.61 feet to the point of
Blk 0.500 BEGINNING.

21.000 All that certain plot, piece or parcel of land, with buildings and improvements thereon erected, situate, lying
and being at Greenport, in the Town of Southold, County of Suffolk and State of New York, being more
particularly bounded and described as follows:
BEGINNING at a point on the easterly line of Town of Highway known as Bay Road at the southwesterly
corner of land now or formerly of Macy, said point of beginning 652.07 feet south of the intersection of the
southerly line of Manhasset[ Avenue and the easterly line of Inlet Lane and running thence along said land
south 87 degrees 05 minutes 00 seconds East 186 feet to the existing high water mark of Gull Pond Inlet;
THENCE South 19 degrees 30 minutes 50 seconds West along said existing high water mark of Gull Pond
Inlet 92.42 feet;
THENCE along land now or formerly of Sonner South 85 degrees 38 minutes 40 seconds West 168 feet to
the easterly line of Bay Road;
THENCE along said easterly line of Bay Road two courses as follows:
1) North 4 degrees 21 minutes 20 seconds West 39.06 feet;
2) North 12 degrees 29 minutes 20 seconds East 72.09 feet to the point or place of BEGINNING.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said
premises in fee simple, and has good right to convey the same; that the party of the second part shall quietly
enjoy the said premises; that the said premises are free from incumbrances, except as aforesaid; that the
party of the first part will execute or procure any further necessary assurance of the title to said premises;
and that said party of the first part will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
