Young, P.E. and L. S. , Riverhead, New York, dated November 12 , 1930, filed in the Office of the Clerk of the County of Suffolk on December 2, 1930, as and by Map No. 539, bounded and described as follows : BEGINNING at the corner formed by the intersection of the souther- ly side of FLEETWOOD ROAD and the easterly side of PEQUASH AVENUE; THENCE North 86 degrees 40 minutes East along the southerly side of FLEETWOOD ROAD, 199 . 90 feet to the division line between Lots 24 and 45 ; thence South 32 degrees 15 minutes East along the division line between Lots 44 and 45 and Lot 24, 59 . 20 feet to a point; THENCE South 57 degrees 45 minutes West through Lot 44 , 175 . 0 feet to the easterly side of PEQUASH AVENUE; THENCE North 32 degrees 15 minutes West along the easterly side of PEQUASH AVENUE, 156 . 30 feet to the southerly side of FLEETWOOD ROAD, to the point or place of BEGINNING. 1. BEING the same premises described in deed to the party of the first part dated 12/8/78, recorded on 12/14/78 in Liber 8550 at Page 90 of Deeds in the Office of the Clerk of the County of Nassau. TOGETIIER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything Whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties' whenever the sense of this indenture so requires.
