the second part , the heirs or successors and assigns of the party
of the second part forever.
AND the party of the first part covenants that the party of the
first part has not done or suffered anything whereby the said
premises have incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of
the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any
other purpose .

CONVEYANCE herein is made in the ordinary course of business of the
Grantor.

ALL that certain, plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York, known and being more particularly bounded and described as follows:
BEGINNING at a point on that course of the westerly line of Ole Jule Lane about 1650 feet
more or less southerly from New Suffolk Avenue, said point of beginning being the
southeasterly corner of land now or formerly of Roberts and northeasterly corner of premises
conveyed herein.
AND then from said point of beginning running along the westerly line of Ole Jule Lane south
03 degrees 03 minutes 20 seconds east 60.00 feet;
THENCE along land now or formerly of Lewis north 83 degrees 25 minutes 40 seconds west
201.95 feet to a point;
THENCE on a tie line course north 14 degrees 03 minutes 20 seconds west 90.00 feet to a
point;
THENCE along land now or formerly of Roberts south 82 degrees 02 minutes 10 seconds east
220.34 feet to the westerly side of Ole Jule Lane at the point of BEGINNING.
TOGETHER with a free and unobstructed use of the channel adjacent to said premises and a
right of way over a certain 25 foot private road leading from the southerly line of New Suffolk
Avenue southerly to Peconic Bay.
