THIS INDENTURE, made the 24'h day of November, Two Thousand Four

party of the first pan, and
ANNAMARIE IERACI, residing at 146 West 74u' Street, Apl. 5, New York, New York 10023,
party of the second pan,
WITNESSETH, that the party oftbe first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second pan, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns oflhe party ofthe second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at a concrete monument on the northerly side of Sound View Avenue where the
southwesterly corner of land now or formerly of Milne and thc southeasterly comer of
premises hereinafter described;
RUNNING THENCE along the northerly side of Sound View Avenue the following 2 courses
and distances:
1. Westerly on the arc of a curve having a radius of $65.45 feet for a distance of 0.78 feet;
2. South '/9 degrees 12 minutes West 199.22 feet to land now or formerly of Sc. hold;
RUNNING THENCE along said 'land, North 10 degrees 48 minutes West 60 feet;
RUNNING THENCE North 9 degrees 12 minutes East 147 feet more or less to the southerly
shore of Great Pond;
RUNNING THENCE in a general easterly direction along the southerly shore of Great Pond
for a distance of 200 feet more or less to the land now or formerly of Milne;
RUNNING THENCE along said land, South 3 degrees 11 minutes West 100 more or less to
the northerly side of Sound View Avenue and the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first pan by
deed from Arthur W. Brown and Dorothy C. Brown, dated 10/14/70, and recorded 11/24/70,
in the Office of the Suffolk Coumy Clerk in Liber 6844, Page 484.
TOOETHER with all right, title and inlerest, if any, of the party of thc first pan in and to any
s~.'cts and roads abutting the above described premises to the c~ntc~ lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the f'u'st pan in and to said
premises; TO HAVE AND TO HOLD the premises h~rein granted unto the puny orthe second
part, the heirs or successors and assigns ofthe party of'the second part forever.
AND the puny of the firsl pan covenants that the party of thc first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the puny of the first pan, in compliance with Section 13 of the Lien Law, covenants that
the party of the first pan wi]l receive the consideration for this conveyance and will hold the
fight to receive such consideration as a trust fund to be applied lirst for thc purpose ofpaying the
cost of the improvement and will apply the same first to the payment of thc cost of the
improvement before using any pan of the total oftbe same for any other purpose.
The word "party" shall be construed as if it read "panics" whenever the sense of this indenlure so
requires.
