party of the first part, and
KEVIN L. SANTACROCE and LINDA M. SANTACROCE, his wife, both residing at 1000 Laurel

party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the pmty of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being ~
more particularly bounded and described on Schedule A attached hereto and made a part hereof.
Being and intended to be the same premises conveyed to the Grantor herein by Deed dated June 26, 1996, recorded on
July 16, 1996 in Liber11783 Page 82.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate, and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the eousideration for this conveyance and will hold the fight to receive such eousideration
as a trust fund to be applied fn'st for the propose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

SCHEDULE A
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York known and designated as Lot No. 35 on a certain map entitled, "Map of Long Pond
Estates, Section Two" and filed in the Office of the Clerk of the County of Suffolk on November
29, 1990 as Map No. 9031, being more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Laurel Avenue, where same is intersected by the
division line between Lots 34 and 35 on the aforesaid map, which point is also distant 422.58
feet southerly from the southermnost end of a curve which connects the easterly sloe of Laurel
Avenue with the southerly side of Pond Avenue;
RUNNING THENCE along said division line, North 76 degrees 56 minutes 00 seconds East,
269.48 feet;
THENCE South 13 degrees 04 minutes 00 seconds East, 150.00 feet;
THENCE South 76 degrees 56 minutes 00 seconds West, 269.48 feet to the easterly side of
Laurel Avenue;
THENCE North 13 degrees 04 minutes 00 seconds West, along the easterly side of Laurel
Avenue, 150.00 feet to the point or place of BEGINNING.
