11971, and~RANCES L. BLAKELY, residing at 550 Orchard Road, Southold New Y/ork,
11971, both nd v dually and as the sole devisees under the Last Will and Testament o'f Lillian
Krukowski, who died a resident of Suffolk County, New York, on February 27, 2002,
party of the first part, and JOSEPH F. KRUKOWSKI, residing at 59475 Main Road,
Southold, New York, 11971, as to a 50% interest, and FRANCES L. BLAKELY, residing at 550
Orchard Road, Southold, New York, 11971, as to a 50% interest, as tenants in common and as
their interests appear,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consid6ration paid by the
party of the second part, does hereby grant and release unto the party of the second part, the heirs or sucdess~r{ and assigns of
the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, at Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the northerly line of Main Road at the southeasterly comer of the
premises herein described adjoining land now or formerly of Cardinal on the East; running
thence in a southwesterly direction along the northerly line of Main Road, 150 feet; running
thence in a northerly direction on a line parallel to the boundary line between the premises herein
described and land now or formerly of Cardinal to Long Island Railroad; running thence in an
easterly direction along the Long Island Railroad to land now or formerly of Cardinal; running
thence southerly along said land now or formerly of Cardinal to the point or place of
BEGINNING.
BEING AND INTENDED TO BE a portion of the premises conveyed to Lillian Krukowski,
Joseph F. Krukowski and Frances L. Blakely, by deed dated December 28, 2000 and recorded in
the Office of the Clerk of the County of Suffolk on January 5, 2001 at Liber 12095 page 138.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
>remises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above written.
