and described as follows:
BEGINNING at a point on the northeasterly side of Bay Shore Road where the same is intersected by the division line
between Lots 34 and 35 on the above mentioned Map;
RUNNING THENCE from said point or place of beginning along said division line north 45 degrees 47 minutes 20 seconds
east 329.67 feet to the southwesterly side of Pipes Cove;
RUNNING THENCE along the mean high water mark of 11/4/97 along a tie line the following two courses and distances:
1) South 24 degrees 47 minutes 43 seconds east 19,87 feet;

Transferor herein.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and reads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the

the second part forever.
