WITNESSETH, that the Grantor, in consideration of TEN ($10)
Dollars and other valuable consideration paid by the Grantee,
does hereby grant and release unto the Grantee the heirs or
successors and assigns of the Grantee forever,
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situated, lying
and being in the Village of Greenport, Town of Southold,
County of Suffolk and State of New York, bounded and
described as follows:

Said premises known as 565 Osprey Nest Road, Greenport, N.Y.

BEING AND INTENDED to be the same parcels as was conveyed to
the Anna Cooper by deed dated October 14, 2003, recorded in
Office of Suffolk County Clerk on June 22, 2004, in Liber
D00012326 at page 489 of deeds.
TOGETHER with all right, title and interest, if any, of the
Grantor in and to any streets and roads abutting the above
described premises to the center lines thereof; TOGETHER with
the appurtenances and all the estate and rights of the
Grantor in and to said premises; TO ~IAVE AND TO HOLD the
premises herein granted unto the Grantee the heirs or
successors and assigns of the Grantee forever.
AND the Grantor covenants that the Grantor has not done or
suffered anything whereby the said premises have been
encumbered in any way whatever, except as aforesaid.
AND the Grantor in compliance with Section 13 of the Lien
Law, covenants that the Grantor will receive the
consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of
the improvement before using any part of the total of the
same for any other purpose. The word "party" shall be
construed as "parties" whenever the sense of this Deed
requires.

BEING and intended to be the same premises conveyed to the party of the first part herein and his
wife, CLARA E. HORNBOSTEL, by a certain deed dated December' 1 lth, 1959 and recorded in the
Suffolk County Clerk's Office on December 15th, 1959 in Liber 4740 of conveyances on Page 536.
The said CLARA E. HORNBOSTEL having died while still the wife of the party of the first part on
October 5, 1961, a resident of the County of Queens, State of New York.
