REITER'S SEVEN ACRE FARM, INC., a domestic corporation doing business at 1210 North Road,
Greenport, New York, 11944
party of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Arshamomaque, in the Town of Southold, County of Suffolk and State of
New York being bounded and described as follows:
BEGINNING at a monument on the northeasterly comer of and now or formerly of Kowalski, said comer
being on the southeasterly side of Main Road SR25;
. RUNNING THENCE along the southeasterly side of Main Road SR 25, the following three (3) courses and
distances:
1. North 45 degrees 40 minutes 20 seconds East, 158.85 feet;
2. Along the arc of a curve bearing to the right having a radius of 1248.55 feet, a distance of 193.52 feet;
3. North 54 degrees 33 minutes 10 seconds East, 338.11 feet to land now or formerly of Town of
Southold;
THENCE along the last mentioned land, South 38 degrees 29 minutes 10 seconds East, 345.15 feet to land
now or formerly of Herman Sill;
THENCE along last mentioned land, South 29 degrees 38 minutes 50 seconds West, 491.31 feet to land
now or formerly of Pekunka, Marczewski and Rinehart;
THENCE along last mentioned land, South 46 degrees 55 minutes 10 seconds West, 143.36 feet to a
monument and land now or formerly of Suffolk County;
THENCE along last mentioned land and land now or formerly of Kowalski, North 48 degrees 00 minutes
10 seconds West, 544.13 feet to a monument on the southeasterly side of Main Road SR 25 and the point or
>lace of BEGINNING.
!BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed dated
March 13, 2008 and recorded in the Office of the Clerk of the County of Suffolk on March 24, 2008 in
Liber 12544 at page 926.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said

ro HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
;ense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
