WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate, lying and
beingintheTown of Southold, at Mattituck, County of Suffolk and State
of New York, more particularly bounded and described on SCHEDULE "A"
annexed hereto and made a part hereof.
BEING AND INTENDED TO BE the same premises described in the Deed
to the Grantor herein dated June 19, 1998 and intended to be
recorded simultaneously herewith.

TOGETHER with all right, title and interest, if any,of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof, TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the fust part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties"whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of
Southold, at Mattituck, County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point on the Southerly side of Lupton Point Road (a Right of Way),
distant 638.07 feet Easterly from the comer formed by the intersection of the Easterly side of
Maratooka Road with the Southerly side of Lupton Point Road;
THENCE along the Southerly side of Lupton Point road the following (2) courses and
distances:
(1) South 75 degrees 58 minutes 03 seconds East 80.00 feet;
(2) North 79 degrees 45 minutes 10 seconds East 100.00 feet;
THENCE South 10 degrees 14 minutes 50 seconds East 198.00 feet to the apparent high
water mark of Deep Hole Creek;
THENCE along said high water mark of Deep Hole Creek the following (4) courses and
distances:
(1) South 62 degrees 00 minutes 30 seconds West 104.99 feet;
(2) South 73 degrees 35 minutes 00 seconds West 38.78 feet;
(3) North 75 degrees 07 minutes 35 seconds West 42.86 feet;
(4) North 61 degrees 56 minutes 20 seconds West 25.47 feet to land now or formerly of
Stevenson and Stewart;
THENCE along said land, North 04 degrees 15 minutes 55 seconds West 234.35 feet to
the Southerly side of Lupton Point Road and the point or place of BEGINNING.
TOGETHER WITH a Right of Way over the 20 foot wide Private road to and from the
rear of the premises hereby conveyed to Maratooka Lane and to and from Deep Hole Creek at
the end of said Private Road where it adjoins Deep Hole Creek on the Easterly end of Lupton
Point Road.
