party of the first part, and GEORGE A. BROWN and PATRICIA BROWN, his wife,
residing at Harbor Lane, Cutchogue, NY,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ittAhe Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point in the center line of a certain 20 foot right of way 215 feet
easterly along said line from the easterly line of Harbor Lane, said point being
the northeasterly corner of land of George A. Brown and running thence easterly
along the center line of said right of way about 146 feet to land of Walsh;
thence southerly along said land of Walsh 69. 12 feet to land now or formerly
of Jacob Bowers; thence westerly along said land now or tormerly oY Jacob Bowers
about 14b feet to the land of George A. Brown; thence northerly along said land
of George A. Brown b9.6 Leet to the point or place of BEGINNING.
TOGETHER with a right of way over said 20 foot right of way, .,the center line of
which is the northerly line of the premises herein described and the extension
thereof westerly to said Harbor Lane and the extension thereof easterly to
Eugene's Creek.
SAID PREMISES known as Sec. 136, Blk. 1, Lot 4 on the Southold Town Map
SAID PREMISES intended to be the same premises conveyed to Grantor herein
and Frances Acquisto by deed dated March 25th, 1947 and recorded in the office
of the Clerk of the County of Suffolk on June 20, 1947 in Liber 2719 page 299.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the pa)ment of the cost of the improvement before using any part of the total of the same for
any other purpose.
