ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

of New York, being bounded and described as follows:
BEGINNING at the southwesterly corner of the premises hereby conveyed,
said point being the southeasterly corner of land of the Village of
Greenport on the north line of Main Road, Route 25A and THENCE north
77 degrees 56 minutes east, along said Main Road, a distance of 60 feet;
THENCE northerly along land now or formerly of Rutkoski, north 26 degree:
29 minutes 30 seconds west, 733'.14 feet to the land now or formerly of
the Village of Greenport, and THENCE South 77 degrees 56 minutes west,
along the lands of the said Village of Greenport, 60 feet; THENCE South
28 degrees 01 minute 40 seconds east, 596.06 feet and South 19 degrees
51 minutes 20 seconds east, 138.22 feet along lands.now or formerly of
the Village of Greenport, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises con~yed to the party of the
first part by deed dated 1/13/98, and filed i~ the Office of the Clerk
of Suffolk County on 1/27/98 under liber 11874 of deed at page 929.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second pad, the heirs or successors and assigns of the party of
the second pad forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first pad, in compliance with Section 13 of the Lien Law, covenants that the party of the
first pad will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any pad of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
