party of the first part, and

WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of la nd, with the buildings and improvements thereon erected, situate, lying and
beinginbr~ East Marion, Town of Southold, CounLy of Suffolk and State
of New York, known and described as follows:
BEGINNING at a point on the easterly line of a 50-foot private road
known as Maple Lane, said point being 1531.66 feet southerly from
the southerly line of Main Road; thence along other land of the
party of the first part, North 56 degrees 37 minutes 10 seconds
East, 195.0 feet to land of Z. & R. Kaplan; thence along said land
of Kaplan, South 33 degrees 22 minutes 50 seconds East, 210.0 feet
to other land of the party of the first part; thence along said
other land, South 56 degrees 37 minutes 10 seconds West, 195.0
feet to said easterly line of Maple Lane; thence along said easterly
line of Maple Lane, North 33 degrees 22 minutes 50 seconds West,
210.0 feet to the point of beginning.
TOGETHER WITH an easement of ingress and egress over Maple Lane
to nearest public highway.
Being and intended to be the same premises eDnveyed to the party
of the first part herein by deed recorded ~a Liber 9093 cp.388.
TOGETHER with all right, title and interest, if any, of the pa rty of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of th · party of the first pa rt in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fu nd
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
AND the party of the first part convenants as follows: that said party of the first part is seized of the said premises in
fee simple, and has good right to convey the same; that the party of the second part shall quietly enjoy the said
premises; that the said premises are free from incu m bra nces, except a~ aforesaid; that the party of the first part will
execute or procure any further necessary assurance of the title t° said premises; and that said party of the first part
will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
