WlTNESSETH, that the party of the first part, in comideration of Ten Dollars and other valuable consideration paid by
the party of the second party, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, known and designated
as Lot 16 on a certain map entitled, "Map of Cleaves Point Section One", and flied in the Suffolk County
Clerk's Office on September 10, 1957 as Map No. 2752, which lot is bounded and described as follows:
BEGINNING at a monument set at a point which is distant the following two courses and distances from the
easterly comer of the intersection of Main Road (Route 25) and a private road known as Maple Lane;
1) southeasterly along the northeasterly line of said Maple Lane, 1950 feet more or less;
2) southwesterly along the southeasterly line of said Osprey Nest Road, South 56 degrees 37 minutes 10
seconds West, 273 feet to a monument;
RUNNING THENCE from the point of beginning, southeasterly along the southwesterly side of said Osprey
Nest Road, South 33 degrees 22 minutes 50 seconds East, 100.00 feet to the northerly corner of Lot Number
17;
THENCE southwesterly along the northwesterly boundary of Lot Number 17, South 56 degrees 37 minutes
10 seconds West, 127.00 feet to a monument and the northeasterly side of another section of Osprey Nest
Road;
THENCE northwesterly and northeasterly along the side of Osprey Nest Road the following two courses and
distances:
1) North 33 degrees 22 minutes 50 seconds West, 100 feet to a monument;
2) North 56 degrees 37 minutes 10 seconds East, 127 feet to the monument set at the point or place of
beginning.
TOGETHER with a right of way in common with others over said Osprey Nest Road and Maple Lane for
ingress and egress, to and from said Main Road (Route 25).
PARCEL II
All that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, County of
Suffolk and State of New York, known and designated as LOt 24 on a certain map entitled, "Map of Cleaves
Point Section One", and filed in the Suffolk County Clerk's Office on September i0,1957 as Map No. 2752.
BEING AND INTENDED TO BE the same premises as those conveyed to the parties of the first part, by deed
dated 10/31/00 and recorded 12/22/00 in Liber L000012092 at page 325. lohn H. Geideman is also known
as John J. Geideman, Jr. as recorded in the above deed. D'tz.
TOGETHER with all right, rifle and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assi/~s of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose.
The work "party" shal be construed as if it read partes whenever the sense of this mdenmre so requires.
