paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

BEGINNING at a monument on the easterly line of Boisseau Avenue set at the
southwesterly corner of the premises herein described which point is North
2 degrees 38 minutes 20 seconds East, 86.00 feet from a monument located at the
easterly line of Boisseau Avenue, which point is the southwest corner of land
now or formerly of Krukowski and the northwesterly corner of land now or formerly
of Moffat;
RUNNING THENCE from said point of beginning North 2 degrees 38 minutes
20 seconds East, 75.00 feet to other lands now or formerly of Moffat;
RUNNING THENCE through the aforementioned land South 87 degrees 21
minutes 40 seconds East,200.00 feet to land now or formerly of DBM Co. ;
THENCE Southerly along the aforementioned land, South 2 degrees 38
minutes 20 seconds West, 75.00 feet to land now or formerly of Krukowski;
RUNNING THENCE along land now or formerly of Krukowski North 87 degrees
21 minutes 40 seconds West, 200 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantors herein
by Deed dated 1/11/96, recorded 1/19/96 in Liber 11758 cp 854.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
