WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, known
and designated as Lot 50 on a certain map entitled, Map of Highpoint Meadows,
Section 3" filed in the Suffolk County Clerk' s Office on 3/19/90 as Map No. 8912,
more particularly bounded and described as follows:
BEGINNING at a point on the Southeasterly line of Mockingbird Lane distant 547.54 fe.
Northeasterly and Southeasterly from the Northeasterly most end of a curve connectin,
the Northeasterly line of Tuthill Road Extension with the Southeasterly line of
Mockingbird Lane, said point being where the division line between Lot 50 and Lot 49
intersects the Southeasterly line of Mockingbird Lane;
RUNNING THENCE from said point of beginning along the Southeasterly line of
Mockingbird Lane along a curve bearing to the left having a radius of 60.00 feet a
distance of 37.52 feet to a point;
RUNNING THENCE along the division line between Lot 50 and Lot 51 North 62 degrees
58 minutes 26 seconds East 251. 13 feet to a point;
RUNNING THENCE along land now or formerly of Edward Mooney the following two (2)
courses and distances:
1) South 23 degrees 29 minutes 07 seconds East 95.00 feet;
2) South 55 degrees 56 minutes 20 seconds West 266.93 feet to a point;
RUNNING THENCE along the division line between Lot 50 and Lot 49 North 34 degrees
03 minutes 40 seconds West 112.79 feet to a point on the Southeasterly line of
Mockingbird Lane, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises and the grantor is the same person
described as grantee in Deed recorded in Liber 11639 at page 230 on 8/6/93 in the
Suffolk County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
TAX MAP second part forever.
DESIGNATION
