BETWEEN MARY K. JOHNSON, residing at Grand Avenue, Mattituck, New York 11952,
party of the first part,and JOHN T. LUCEY and MARYANNE LUCEY, both residing at 25 Martine
Drive, Landsdown, Pennsylvania 19664, as tenants in common,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100------------------

paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being umttaa at Mattituck, Town of Southold, County of Suffolk and State of
New York, known as lots numbers seventeen (17) , eighteen (18) and nineteen (19)
at Mattituck Heights, subdivision map of property of Gustav Bayer, situate at
Mattituck, Suffolk County, New York, and surveyed by Otto W. Van Tuyl, Greenport,
N.Y. , February 19th, 1927. The above mentioned map was filed in the office of
the Clerk of the County of Suffol$, N.Y. on March 25th, 1927, File #192.
TOGETHER with the use of a right of way eight feet wide to and from Wickham
Avenue to Long Creek, a branch of Mattituck Bay to pass and repass on foot only;
said right of way commencing at the northerly junction of Middle Road and
Wickham Avenue at a concrete monument; running in a westerly direction eight
feet; thence running in a northerly direction one hundred thirty feet parallel
with the boundary line of Hubert W. Klein and Gustav Bayer, to mean high water
mark of Long Creek; thence running in an easterly direction along Long Creek
to land of Hubert W. Klein; thence running in a southerly direction along the
westerly boundary of Hubert W. Klein one hundred thirty feet to a concrete monument
the northerly junction of Middle Road and Wickham Avenue, the point or place of
BEGINNING. ,
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the,first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to beapplied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
