feet, more or less, to the mean high water of Lake Leeton,
formerly known as Great Pond, at the point or place of beginping

Said premises, for purpoges of further identifid~tion o~ly, are
known as Plots Nun~ered 224 and the westerly one-half (h) of 225
on a certain map entitled, Map of'West Southold-on-Sound, Plots 1L
234, Town of Southold, Suffolk County, New York, formerly owned by
Lidico Corporation, made July 1950 by William L. Miller, Wading
River, New York, Professional Engineer-Land Surveyor, New York
State License No. 7885, and guaranteed to the Inter-County Title
Guaranty and Mortgage Company on July 20, 1950.
SUBJECT to restrictions embodied in Deed from LIDICO CORPORATION
to Jose de Paz, dated the twenty-seventh day of February, 1954.
BEING AND IN~ENDED TO BE the same premises conveyed to the Party
of the First Part by deed dated December 8, 2004 and recorded in
the Office' of the Clerk of Suffolk County on December 29, 2004 at
Liber 12362 Page 708.
TOGETHER with all the right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and fights of the party of the first part and to said
~remises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
~art, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first pan covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the paymem of the cost of the improvement before
using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties." whenever the sense of this indenture so
requires.
