TOGETHER with a right of way 15 feet in width along the westerly line
of the premises from the southwesterly corner thereof northerly to th
North Road. Subject to a right of way 15 feet in width over the
westerly 15 feet of the premises.
Being and intended to be the same premises conveyed to the party of
the first part herein by deed dated February 24, 1975 and recorded
November 27, 1975 in Liber 7816 cp. 240.
SUBJECT TO the following covenants and restrictions: "No lot, as
shown on said map annexed hereto as Exhibit 'A', shall be subdivided o
sold except as a single unit or parcel, nor shall the owner thereof
rent a portion or portions of the premised to boarders or transients."
This covenant was recorded in the Office of the Clerk of Suffolk Count
in Liber 7745, page 27.
TOGETHER with all right, title and interest, i f any, of tile party of the first part of, in and to an5' streets and roads abotting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that tile party of tile first part has not done or suffered anything whereby the said
promises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the stone first to the payment of the cost of the
improvement before using any part of the total of tile same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

BEGINNING at a monument on the southerly side of North Road, 366.91 feet westerly along said
southerly line fl;om Queen Street, said point of beginning being the northwesterly corner of land of
Sledjeski; from said point of beginning running along said land of Sledjeski and land of Shuter &
others, South 9 degrees 4I minutes 40 seconds East 415.83 feet to an iron pipe;
THENCE along land of the part of the first part, south 80 degrees I8 minutes 20 seconds West 183.20
feet (actual) 184.08 feet (deed) to an iron pipe;
THENCE along said land of the part of the first part being along the center line of a 30 foot right of
way, North 17 degrees 59 minutes 50 seconds West, 300.13 feet (actual) 300.00 feet (deed) to an iron
pipe on said southerly line of North Road;
