THIS INDENTURE, made April 15, 2005, among Stephan Altmueller and
Alicia J. Alt~ueller, his wife, each having an address at 585 Leisure Drive, Ridge, N.Y. 11961
(collectively hereinafter referred to as "Grantors"), and JLC Management, Inc., a corporation,
having an address at 7 Bradley Lane, East Moriches, N.Y. 11940 ("Grantee").
WITNESSETH, that Grantors, in consideration of Ten Dollars and other
valuable consideration, the receipt and sufficiency of which hereby are acknowledged, do hereby
grant and release unto Grantee and the legal representatives, successors and assigns of Grantee
forever,
ALI, that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in Town of Southold, the
County of Suffolk and the State of New York, being more particularly described
in Exhibit A attached hereto and made a part hereof,
Being and intended to be the party of the first part conveyed to by deed dated
12/1,~/01 and recorded 2/21/02 in liber 12170 cp 450.
TOGETHER with all right, title and interest, if any, of Grantors in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantors in
and to said premises,
TO HAVE AND TO ,HOLD the premises herein granted unto Grantee and the
legal representatives, successors and assigns of Grantee forever.
Grantors are the owners of said premises. Said premises is not located in an
agricultural district.
Grantors covenant that Grantors have not done or suffered anything whereby said
premises have been encumbered in any way whatever, except as set forth herein.
Grantors, in compliance with Section 13 of the Lien Law, covenant that Grantors
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement before using any part of the total of the same for any other purpose.

ALL that certain plot, piece or parcel of land, situate,
lying and being at Greenport, Town Of Southold, County of
Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a monument on the southerly side of North
Road, distant 366.91 feet westerly from its intersection with
the westerly side of Queen Street; Said point also being
where the division line between premises herein and land
formerly of Sledjeski, now or formerly of Susan Ellsworth,
intersects the southerly side of North Road;
RUNNING THENCE South 09 degrees 41' 40" East, along said
land, 415.83 feet to an iron pipe;
THENCE South 80 degrees 18' 20" West, 183.20 feet to an iron
pipe;
THENCE North 17 degrees 59' 50" West, through the center of a
30 foot right of way, 300.13 feet to an iron pipe at the
southerly side of North Road;
T~ENC~: North 52 degrees 37' 20" East, along the southerly
side of North Road, 255.82 feet to the point or place of
