WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors aod assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and ilnprovements thereon
erected, situate, lying and being west of the Village of Greenport, in the Town of Southold,
County of Suffolk, and State of New York, bounded and described as follows:

BEGINNING at a point on the southerly line of Middle Road at the northwesterly corner of the,
premises herein described and the northeasterly corner of land of Smith and Sanzone; ['rom
said point of beginning, running along said souCerly line of Middle Road, two courses as
follows:
(1) North 58 degrees 48 minutes 20 seconds East, a distance of 70.Zq feet; thence
(2) North 53 degrees 24 minutes 30 seconds East, a distance of 456.93 feet;
RUNNING THENCE through land of Arthur LeRoy Francisco, South 28 degrees 28 minutes
50 seconds East:, a distance of 572.48 feet to land of Sledjeski;
RUNNING THENCE along said land of Sledjeski, South 72 degrees 13 minutes 20 seconds
West, a distance of 232.74 feet;
RUNNING THENCE still along land of Sledjeski, South 06 degrees 01 minute 20 seconds
West, a distance of 271.50 feet to land of the Village of Greenport;
THENCE along said land of the Village of Greenport, two courses as follows:
(1) North 84 degrees 22 minutes 30 seconds West, a distance of 92.0 feet; thence
(2) North 78 degrees 20 minutes 50 seconds West, a distance of 149.48 feet to land of Smith
and Sanzone;
RUNNING THENCE along said land two courses as follows:
(1) North 21 degrees 23 minutes 30 seconds West, a distance of 112.28 feet; thence
(2) North 23 degreea 34 minutes 20.seconds West, a distance of 427.38 feet to the point or
place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from Arthur LeRoy Francisco, dated December 28, 1963, and recorded December 30,
1963, in the Office of the Clerk of the County of Suffolk in Liber 5475, Page 124.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the l~arty of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund .~o be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
