BEGINNING at a concrete monument marking the corner formed by the
intersection of the southerly sid~ of Lake Drive with the easterly'
side of Lake Court; thence running northeasterly along said
southerly side of Lake Drive 1080 feet to the point where the
westerly side of the premises hereby described intersects same;
thence running South 44 degrees 24 minutes 30 seconds East 170
feet, more or less, to the mean high water of Lake Leeton,
formerly known asGreat Pond, at the point or place of beginning~
of the premises hereby described;
BEGINNING at said last-mentioned point of beginning, thence
running North 44 degrees 24 minutes 30 seconds West 170 feet, more
or less, to the southerly side of Lake Drive: thence running
easterly along said southerly side of lake Drive 76 feet; thence
running south 44 degrees 24 minutes 30 seconds East 138 feet, more
or less, to the mean high water line of Lake leeton; thence
running westerly along said mean high water line of lake Leeton,
as it winds and turns, to the point or place of BEGINNING.

on a certain map entitled, Map of West Soushold-on-Sound, Plots 1-
234, Town of Southold, Suffolk County, New York, formerly owned by

State ~icehse No. 7885, shd g~aranteed to the Inter-County Title
Guaranty and Mortgage Company on July 20, 1950.
SUBJECT to restrictions embodied in Deed from LIDICO CORPORATION
to Jose de Paz, dated the twenty-seventh day of FebruaTy, 1954.
BEING AND INTENDED TO BE the same premises conveyed to the Party
of the First Part by deed dated December 8, 2004 and recorded in
the Office of the Clerk of Suffolk County on December 29, 2004 at
Liber 12362 Page.708..
TOGETHER with all the fight, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the patty of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, .except as
aforesaid.
AND the party of the first part in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration ~q a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the san~e first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
