BARBARA NEER, residing at 621 Mehring Way, Apt. 1509, Cincinnati, OH, 45202, as tenants in
common

WITNESSETH, that the pafly of the first pat~ in consideration ofTEN (SI 0.00) dollars,
lawful money of the United States paid by the party of the second pm't, docs hereby grant and release unto
the party of the second pat, the heirs or successors and assigns o f the party of the second pat forever,
ALL that tract or parcel of land situate in the Village and Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the easterly line of Oaklawn Avenue at the southwesterly comer of land of
Cluglcs F. Van Duzer and running thence easterly along said land ofChaflcs F. Van Duzer 206 l~ct to thc
southeasterly comer of said land of Charles F. Van Duzer, thence southerly in a straight line toward the
northeasterly comer of land of Richard T. Menvin 88.21 feet; thence westerly along other land of the parties
of the first part 207.67 feet to a I:oint on the easterly line of Oaklawn Avenue 100 feet southerly from said
southwesterly comer of land of Charles F. Van Duzer;, thence northerly along said easterly line of Oaklawn
Avenue 100 feet to the point of BEGINNING.
TOGETHER WITH all right, title and interest of the party of the first part in and to Oaklawn Avenue in
front of and adjacent to said premises.
BEING AND INTENDED TO BE the same premises conveyed to Harry G. Walte, deceased, by deed
dated March 12, 1948 recorded in the Office of the Clerk of the County of Suffolk on March 17, 1948
in Liher 2807 page 406.
THE GRANTOR HEREIN RESERVES A LEGAL LIFE ESTATE IN THE PREMISES Ibr the term
ofthe Grantor's life.
TOGETHER with all right, title and interest, if any, of the paty of the first pm in and to an}' streets and
roads abutting the above described premises to the center lines thereo£
TOGETHER with the appurtenances and all thc estate and rights of the party of the first part in and to said

TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, thc heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party ol'the first part has not done or suflbred anything
whereby thc said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party ofthe first part, in compliance with Section 13 of the Lien Law, covenants that the part),
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement., and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party." shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
