County of Suffolk and State of New York, known and designated as Lot Number 9 on a certain map entitled, ~Subdivision of Cedarfields at Greenport" filed in the Suffolk County Clerk's Office on 6/27190 as Map No. 8966. said lot being more particularly bounded and described as follows: BEGINNING at a point on the westerly side of Cedarfields Drive where thc same is intersected by the division line of lots 8 & 9 on the above mentioned map; RU~NING THENCE along the' westerly side of Cedarflelds Drive. South 16 degrees 01 minutes 50 seconds East 75 feet to the division line of lots l0 and 9 on the above mentioned map; THENCE along said division line, South 73 degrees 58 minutes 10 seconds West 282 tbet to the lands now or formerly of John A. Costello; THENCE along said last mentioned lands, North 16 degrees 01 minutes 50 seconds West 75 feet to the division line of lots 8 and 9 on the above mentioned map; THENCE along said division line, North 73 degrees 58 minutes 10 seconds East 282 feet to the westerly side of Cedarfields Drive, the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed from Diane Carroll and Donald Bracken, dat~xl 1/17/91, and recorded 2/6/91, in the Office of the Suffolk County Clerk in Liber 11215, Page 210. TOGETHER with all fight, title and interest, if auy, of the party of thc first part in and to any sm:ets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and fights of thc party of the first part in and to said premises; TO HAVE AND 'lO HOLD the premises herein granted unto the party of the second part, thc heirs or successors and assigns of the party of the second pan forever. AND thc party of thc first part covcnants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforcsaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part w:ll receive the consideration for this co,weyance and will hold the fight to receive such consideration as a trust fund to be applied first for the purpose of Paying the cost of the improvement and will apply the same first to the payment of the cost of the improvemen! before using any part of the total of the same for any other purpose.
