($10.00), lawful money of the United Slates, paid by the party of the second part, does hereby
grant and release unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever,
ALL that oertmn plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being near thc Village of Greenport, Town of Southold, County of
Suffolk and Slate of New York, shown and designated on a certain map entitled, "Map of
Flcetfield", Town of Southold, as and by lot 02, Section 3, which said map was filed in the office
of the Suffolk County Clerk as and by #1351 on the 6~' day of February, 1942, being more
particularly bounded and described as follows:
BEGINNING at a point on the westerly side of Middicton Road, distant 69.59 feet southerly from
thc cxlreme southerly end of the curve connecting the westerly side of Middleton Road with the
southerly side of Bennett Road, nmning thence South 17 degrees 21 minutes 40 seconds Fast
along the westerly side of Middleton Road, 80.00 feet; thence South 72 degrees 38 minutes 20
seconds West 122.42 feet Io land now or formerly of East End Assoc.; thence Norlh 16 degrees I
minute 50 seconds West nlung said Innd, 80.02 feet: and thence North 72 degrees 38 minutes 20
seconds -East 120.58 feet to the westerly side of Middleton Road, at the point or place of
BEGINNING.
SAID premises being known as 9 Middleton Road, Orecnport, New York
BEING and intended to be the same premises conveyed to the party of the first part by deed dated
February 6, 1975 and recorded on July 9, 1975 in thc Office of the Clerk ofthe County of Suffolk
in Liher 7870 page 209.
TOGETHER with all right, title and interest, if any. ortho party of the first part in and to any
streets and roads abutting thc above deserihed premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and tighta ofthe party of the first pa~t
in and to said premises.
TO HA WE AND TO HOLD the premises herein ~ miied unto the party of the second part, the
heirs or succeasors and assigns of the patty of the second part forever.
AND thc pa.'W of the tn'at pm't, covenants that the party of thc first pa~t has not done or
suffered anything whereby thc said premiscs have becn encumbered in any way whmcver, exccpt
as aforesaid.
AND the party of the first part, in compliance with ~ection 13 of the Lien Law, covenants
that the party of the first p~rt will ~-coive the consideration for this conveyance and will hold the
tight to receiv~ such consideration as a wast fund to he applied first for the purpose of paying the
cost of the improvemcot and will apply the same £tt~ to the payment of the cost of the
improvement before using any part of the total of the ~ for any other purpose.
