WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the pm'ty of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings arid improvements thereon erected, situate, lyino and
heingiuthe North of the Village of Greenport, in the Town of Southold, ~unty
of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a monument on the westerly line of Madison Street,
316.93 feet northerly along said westerly line from Wilmarth J~enue, being
the northeasterly corner of land now of Elsa Pfluger; and running along
said land, S. 76° 06' 40" W. 120.0 feet to premises described as Lot #7 in
Block 2 as shown on a certain map entitled "Map of Fleetfield" filed in
the Suffolk County Clerk's Office as Map NO. 1351; running thence along
said premises now or formerly owned by Evelyn Aquilino and along land now
or formerly of Margaret Brooks, N. 13° 53' 20" W. 75.0 feet; thence along
other land now or formerly of Hermana Rovello, N. 76° 06' 40" E. 120.0
feet to an iron pipe on said westerly line of Madison Street; thence along
said westerly line of Madison Street, S. 13° 53' 20" E. 75.0 feet to the
point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as conveyed by deed dated
December 23, 1998 and recorded in the Suffolk County Clerk's Office on
December 30, 1998 in Liber 11936 page 833.
TOGETHER with all right, title and interest, if any, of the party of tire first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO Hr)ID the premises herein
granted unto the party of the second part. the heirs or successors attd assigns of' the party of the seco,d part forever.
AND the party of the first part covenants that the party of Ihe first part has not done or suffered anything whereby
the said prenlises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part in compliance with Section 13 or'the Lien Law, co;enants that the party ol the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
alton as a trust fund to be applied first for the purpose of paying the cost of Ihe improvement and will apply
the saint, first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indeature so requires.
