ROSEMARY KONARSKI, residing at 260 Cedar Drive, Soutbold, New York 11971, and
LAURA K. DICKERSON, residing at 10612 Bay View Road, Southold. New York 11971,
party oflhe first part, and
LAWRENCE H, KOTIK, residing at 401 2nd Avenue, #1SE, New York, New York 10010,
party of the second pan,
WIFNESSETH, that the party of thc first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second pan, does hereby grant and release unto the party
ofthe second part, the heirs or successors and assigns of thc party ofthe second pan Ibrever,
ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of
Southold, County of Suffolk, State of New York, shown and desigaatnd on a map entitled,
"Map of Fleetfield, Town of Southold" as and by Lot 5 and part of Lot 4, Section 2, which
said map was filed in the Office of the Clerk of the County of Suffolk as Map//1351 on
Fehruary 6, 1942, which lot and part of lot when taken together are more particularly bounded
and described as follows:
BEGINNING at a point on the easterly side of Middleton Road disiant 358,44 feet northerly
from the northerly end of an arc of a curve connecting the northerly side of Wilmarth Avenue
with the easterly side of Middlcton Road;
RUNNING THENCE along the easterly side of Middleton Road, North 17 degrees 21 minutes
40 seconds West. 100.00 feet to a point;
THENCE North 76 degrees 25 minutes 45 seconds East, 151.83 feet to the easterly line of the
above mentioned map;
THENCE along said easterly line, South 13 deg~es 53 minutes 20 ~conds East, 90.13 feet to
the division line between Lots 5 and 6 on the above mentioned map;
THENCE along said division line,. South 72 degrees 38 minutes 20 seconds West, 146.06 feet
to the easterly side of Middlcton Road, to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first pan by
deed from Chester Konarski, dated 9/23/02, and recorded 1018102, in the Office of the Suffolk
C~t~nty Clerk in Liber 12213, Page 616.
TOGETHER with all right, title and interest, if any, of the party of the first pan in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with thc appurtenances and all the estate and rights of thc party of the first parl in and to said
premiss; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of thc party of thc second pan form, cE
AND the par~y of the flint part covenants that thc party of thc first part has not done or suffered
anything whereby thc said premises have been encumbered in any way whatever, except as
al'eresaid.
AND the party of thc first pun. in compliance with Section 13 oflhc Lien Law, covenants that
the party of the first part will receive thc consideration for this conveyance and will hold thc
right to receive such consideration as a trust fund to bc appli~l flint for the purpose of paying the
cos~t of the improvement and will apply thc same first to thc payment of the cost of the
improvcment before using any part of the total of thc same for any other purpose.

requires.
