THIS INDENTURE, made the' ~day of November, Two Thousand Three
BETWEEN
DOKIS E. BIGGERS and ANNE M. HYDE, as joint tenants wilh the right of survivorship,
residing at 3 Caleb's Way, Grcenport, New York 11944,
party of the first part, and
CAROL M. GILLOOLY, residing at 605 Village Lane, Oricot, New York ! 1957
party ofthe second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party oftbe second part, does hereby grant and release unto the party
of the second part, thc heirs or successors and assigns of thc party of thc second pa~ forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York, bounded and described it.,; follows:
Unit No. 3, in a certain development known as Pheasant Run Eatates Condominium I, which unit
is so designated in a certain Declaration Establishing a Plan of Condominium Ownership of
premises located at Gr~nport, Town of Southold, County of Suffolk and State of New York,
pursuant to Article 9-B of the Real Property Law oftbe State of New York which established a
plan tbr Condominium ownership of said building and thc land on which it stands,'tboth together
hereinafter referred to as the "property" and which declaration is dated December 22, 1994, and
was ~;,corded in the Office of the Clerk of Suffolk County on December 22, 1.994, in Liber ! 1707
page .664 and in Dexlaration dated January 20, 1995 and recorded April $, 199.$, in Liber 11720
cp 628, first Amendment to the Declaration in Liber 11778 page 167, together with an undivided
5% interest in common with the other unit owners in the common clements of the property as the
same are described in the aforesaid Declaration.

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated 2/12/02, and recorded ?ff26102 in the Office .~f the Suffolk County Clerk in Lib"
1217![, Page 180.
TOGI:.THER with all fight, title and interest, if any, of the party of the first part in and to any
streets and roads abutting thc above described premises to the center lines thereof; TOGETHER
with thc appurtenances and all the estate and rights of thc party of tbe first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of thc party of thc second part forever.
AND, thc party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND thc party of the first pan, in compliance with Section 13 of thc Lien Law, covenants that
thc party of thc first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be appli~ first for thc purpose of paying the
cost of the improvement and will apply thc same first to the payment of the cost of thc
improvement before using any part of thc total of'thc same for any other purpose.
The word "party" shall bc construed as if it read "parties" wbencver thc sensc ofthls indenture so
requi~es.
