BEGINNING at a point on the curved southerly line of Middle Road at the northeasterly corner of land now or
formerly of A. Elisabeth Hart, being the northwesterly corner of the premises herein conveyed; from said point
of beginning running thence in a northeasterly direction along said southerly line of Middle Road on a curve to
the left having a radius of 2325.01 feet, a distance of 55.59 feet to land now or formerly of Tuthill; thence along
land last mentioned South 8 degrees 57 minutes 30 seconds East 263.42 feet to land now or formerly of
Bucci; ther~ce along land last mentioned South 01 degrees 16 minutes 50 seconds West 50.0 feet to land of
Hart; thence along land last mentioned North 8 degrees 57 minutes 30 West 238.92 feet to said southerly line
of Middle Road and the point or place of BEGINNING.
Said premises being known as and by the number 46950 Route 48, Southold, New York.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated
October 4, 1996, and recorded in the Suffolk County Clerk's Office on March 4, 1997 in Liber 11819 at Page
096.
TOGETHER with all right title and interest, if any, of the party of the fa'st part in end to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the dght to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "part~.F shall be construed as if it read ~parties~ whenever the sense of this indenture so
requires.
