THIS INDENTURE, made the I3't~' day of June, 2002 BETWEEN
TINA COVIELLO, residing at 23 Caleb's Way, Greenport, New York, 11944
party of the first part,
LEONORA MULLER, residing at 129 Jefferson Avenue, St. James, New York, 11780;
NICHOLAS S. COVIELLO, JR. residing at 63 Astor Avenue, St. James, New York, 11780; and
LORETTA GRACE PIROZZI, residing at 805 August Lane, Greenport, New York, 11944

WITNESSETH, that the party of the first part, in consideration ofTEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Greenport, in the Town of Southold, County of Suffolk and State of New York,
being known and designated as Unit No. 23 in Building B of Condominium I together with an undivided 5%
interest in the common elements as shown on "Map of Mooresland a/k/a Pheasant Run Estates Condominium I,
II & III, and filed in the Suffolk County Clerk's Office on December 22, 1994, as Map No. 257 and amended by
Map filed June 13, 1996 as Map No. 257, bounded and described as follows:
BEGINNING at a monument set at the intersection formed by the southerly line of Middle Road (CR 48) with
the easterly line of Moores Lane;
RUNNING THENCE from said monument and point of beginning, in an easterly direction along the southerly
line of Middle Road (CR 48), the following two (2) courses and distances:
1. North 65 degrees, 54 minutes, 50 seconds East, 96.27 feet to a monument;
2. North 69 degrees, 00 minutes, 20 seconds East, 695.97 feet to a point and lands now or formerly of John A.
Costello;
RUNNING THENCE along lands now or formerly of John A. Costello, South 16 degrees, 01 minute, 50
seconds East, 1254.09 feet to a point;
RUNNING THENCE South 58 degrees 15 minutes 00 seconds West, 32.98 feet to a point and the beginning of
a curve to the right;
RUNNING THENCE along said curve bearing to the right, having a radius of 689.69 feet and a distance of
198.62 feet to a point;
RUNNING THENCE still along the lands now or formerly of John A. Costello, South 75 degrees, 45 minutes
00 seconds West, 496.29 feet to a point;
RUNNING THENCE along a curve bearing to the right, having a radius of 40.00 feet and a distance of 61.44
feet to the easterly side of Moores Lane;
RUNNING THENCE northerly along the easterly line of Moores Lane, North 17 degrees 15 minutes 00 seconds
West, 1169.41 feet to the point or place of BEGINNING.
The premises are not in an agricultural district and the premises are entirely owned by the transferor.
RESERVING, HOWEVER, a legal life estate in and to the subject premises to the Grantor, Tina
Coviello.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated June
22, 1999 recorded in the Office of the Clerk of the County of Suffolk on June 28, 1999 in Liber 11971 page 855.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and ali the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of [he second part. forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement, and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same fbr any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
