Declaration of Condominium recorded in Liber 11894 Page 534 (Phase III). The premises on which said
condominium has been created are situated, lying and being bounded and described as follows:
ALL that certain plot, piece or parcel of land, situate, lying and being at Greenport, Town of Southold,
County of Suffolk and State of New York, being more particularly bounded and described as follows:
BEGINNING at a point on the southerly line of Middle Road (County Road 48) at the intersection formed
by the westerly line of :Map of Cedarfields", filed in the Office of the Suffolk County Clerk as Map No.
8966 and the southerly line of Middle Road (County Road 58);
RUNNING THENCE from said point and place of beginning in a southerly direction along said "Map
of Cedarfields", south 16 degrees 01 minutes 50 seconds east a distance of 1,118.09 feet to a point;
THENCE north 75 degrees 01 minutes 50 seconds west, a distance of 233.37 feet to a point on a curve
to the left having a radius of 195.00 feet;
THENCE along said curve to the left, a distance of 95.72 feet to a point;
THENCE north 16 degrees 01 minutes 50 seconds west, a distance of 410.00 feet to a point and the
beginning of a curve to the left, having a radius of 185.00 feet;
THENCE along said curve to the left, a distance of 224.05 feet to a point;
THENCE north 26 degrees 34 minutes 20 seconds east, a distance of 438.59 feet to the southerly line of
Middle Road ( County Road 48) and the point or place of BEGINNING.
This conveyance is made in the regular course of business conducted by the party of the first part.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
!he said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part,
in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost
of the improvement before using any part of the total of the same for any other purpose. The word "party" shall
be constTued as if it read "parties" whenever the sense of this indenture so requires.
