designated as Lot 58 on "Map of Moores land", filed in the Suffolk County Clerk's Officeon December 22, 1994
as filed No. 257, being known as Pheasant Run Estates Condominium I1, known and designated as Condominium
Each unit is together with an undivided 5% interest in the Common Elements.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being at Greenport, Town of Southold, County of Suffolk and State of New York, more particularly bounded
and described as follows:
BEGINNING at a point on the southerly line of Middle Road (CR 48) said point being the terminus of
a curve which connects the southerly line of Middle Road (CR 48) with the easterly line on Moore's Lane;
RUNNING THENCE from said point and place of beginning along the southerly line of Middle Road
(CR 48) North 65 degrees 54 minutes 50 seconds East a distance of 78.52 feet to an angle point;
THENCE north 69 degrees 00 minutes 20 seconds East still along the southerly line of Middle Road (CR
48) a distance of 695.97 feet to a point;
THENCE South 26 degrees :34 minutes 20 seconds West a distance of 438.59 feet to a point on a curve
to the left having a radius of 185.00 feet;
THENCE along said curve to the left a distance of 361.08 feet to a point;
THENCE South 17 degrees 15 minutes 00 seconds East a distance of 200.00 feet to a point and the
beginning of a curve to the right;
THENCE along said curve to the right having a radius of 40.00 feet a distance of 62.83 feet to a point;
THENCE South 72 degrees 45 minutes 00 seconds West a distance of 192.58 feet to a point on the
easterly line of Moore's Lane;
THENCE along the easterly line of Moore's Lane North 17 degrees 15 minutes 00 seconds West a
distance of 653.51 feet to a point and th beginning ora curve to the right having a radius of 20.00 feet;
THENCE along the said curve to the right having a radius of 20.00 feet a distance of 29.03 feet to the
point or place of BEGINNING.
The Grantors herein are the same persons as the Grantees in Deed dated June 30, 1993 recorded August 20, 1993
in Liber 11640, CP 929.
This conveyance is made within the regular course of business of the party of the first part.
TOGETHER with all right, title and interest, if any, of the patty of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the: said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part,
in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost
of the improvement before using any part of the total of the same for any other purpose. The word "party" shall
be construed as if it read "parties" whenever the sense of this indenture so requires.
