THIS INDENTURE, made the. /.-~- day of March, in the year Two Thousand Three

JOHN J. PERRELL III and VIRGINIA N. PERRELL, both residing at 619 Edgewood Drive,
Westbury, NY 11590, as tenants in common
party of the first part, and
VIRGINIA N. PERRELL, residing at 619 Edgewood Drive, Westbury, NY 11590

WITNESSETH, that the party of the first part, in consideration often Dollars and other valuable
consideration paid by the party ol' the second pan, does hereby grant and release unto the party
of'the second pan, the heirs or successors and assigns of the parly of the second pan forever,
AILL 'FHAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk sad State of New York,
known and designated as Unit No. 57, together with a 5% undivided interest in the common
elements of the condominium hereafter described as the same is defined in the Declaration of
Condominium hereinafter referred to.
The Condominium Unit (hereinafter referred to as the Unit) known as a Unit in the building
known as No. 57, said Unit being designated in the Town of Southold on "Ameaded Map of
Mooresland a/k/a Pheasant Run Estates" filed on 6/13/96 as Map No. 257A, made by Moores
Lane Holding Corp., pursuant to Article 9B of the Real Property Law of the State of New
York, establishing a plan for Condominium ownership of the Building and Land upon which
the building is situate, which Declaration was recorded in the Suffolk County Clerk's Office on
10/24/96 in Liber 11798 page 709, as may be amended.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from Moores Lane Holding Corp. dated July 24, 2001, and recorded in the Suffolk
County Clerk's Office on August 2, 2001, in Liber 12133 page 471.
TOGETHER with all fight, title and interest, if any, of thc party of Ihe first pan in and to any
streets and reads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first pan in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of thc second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of thc first part covenants that thc party of the first part has not done or suffered
anything whereby thc said promises have been encumbered in any way whatever, except as
:~foresaid.
AND thc party of thc first part, in compliance with Section 13 of thc Lien Law, covenants that
thc party of the first part will receive the consideration for this conveyance and'will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying thc
cost of the improvement and will apply the same first to the payment of thc cost of the
improvement before using any part of the total ofth¢ same £or any other purpo~.
Thc word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of thc first part has duly executed this deed the day and
