LOVE (Grantor) 1009 Shore End Drive Crownsville, ND 21032 and CHRISTOPHER LOVE (Grantee) 55 Charm City Drive Port Jefferson Station, N~ 11776 and PATRICK LOVE (Grantee) c/o Christopher Love 55 Charm City Drive Port Jefferson Station, NY 11776 AS JOINT TENANTS WITH RIGHT OF SURVIVORSHIP WITNESSETH, that the Grantor, in consideration of Ten Dollars and other valuable consideration paid by the Grantee, does hereby grant and release unto the Grantee, the heirs or successors and assigns of the Grantee forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, County of Suffolk, State of New York, being bounded and described as follows: BEGINNING at a point on the .northerly side of Washington Avenue, said point being distant 122.46 feet easterly from the corner formed by the intersecti6n of the northerly side of Washington Avenue and the easterly side of Middleton Road; THENCE from said point of beginning, along lands on maps of Fleetfield, North 13 degrees, 53 minutes, 20 seconds west 122.46 feet to lands of the Town of Southold; THENCE along said lands and lands now or formerly of Busso, north 87 degrees 36 minutes 50 seconds Bast 123.58 feet to lands of Lillis; THENCE along said lands, south 3 degrees 44 minutes 10 seconds East 120.02 feet to the northerly side of Washington Avenue; THENCE along side northerly side of Washington Avenue, South 87 degrees 36 minutes 50 seconds West 102.02 feet to the point or place of BEGINNING. BEING and INTENDED to be the same premises conveyed to the Grantor herein by deed dated Novel%her 16, 1999, recorded at liber 12006, page 250, in the Suffolk County Clerk's Office. Said premises commonly known as 118 Washington Avenue, Greenport, NY, and improved by a single family residential house. ~X)GETHER with all right, title and interest, if any, of the Grantor in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the Grantor in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the Grantees, the heirs or successors and assigns of the Grantees forever, AND the Grantor covenants that the Grantor has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the Grantor in compliance with Se6tion 13 of the Lien Law, covenants that. the Grantor will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of ~he same for any other purpose.
