lying and being in the Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at an iron pipe on the easterly side of a proposed 50 foot
highway to be known as M~_ddleton Road", 189.12 feet southerly along
said easterly line and its extension northerly from the Extension
westerly of the southerly line of Washington Avenue, said point of
beginning being the southwesterly corner of land now or formerly of
Pedersen (formerly Waterhouse) and from said point of beginning;
RUHNING THENCE along said land now or formerly of Pedersen, North 73
degrees 58 minutes 10 seconds East, 115.66 feet to an iron pipe and
land now or formerly of Staples (formerly of Diaz);
THENCE along said land now or formerly of Staples the following two
courses and distances: (1) South 16 degrees 01 minute 50 seconds
East, 110.00 feet; {2) South 73 degrees 58 minutes 10 seconds West,
115.66 feet to said easterly line of said proposed 50 foot highway;
THENCE along said easterly line, North 16 degrees 01-minute 50r,
seconds West, 110.00 feet to the point or place of BEGINNING.
TOGETHER with a right of way over said proposed 50 foot highway to
Washington Avenue.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed from Halsey A. Staples dated April 4, 1968 and
recorded in the Suffolk County Clerk's Office on April 8, 1968 in
,L~iber 6328 of conveyances at page 554.
TOGETHER with all right, title and interest, if any, o[ the party of the first part in and to any streots and
roads abutting the above described premises to the center lines thereof; TOGETHER wkh the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND thc party of the first part covenants that the party of the firs{ part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of lhe first part, in compliance with Semion 13 of the Lien Law. covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust {und to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payluent of the cost of the improvement before using any part of the total of the same [or
any other purpose.
