WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
hemgm~h~near the Village of Greenport, Town of Southold, Suffolk County,
New York, bounded and described as follows:
~ Being Lot No. 59 on a Map of part of the Estate of Thomas F. Price,
Sr., at Greenport and filed in the office of the Suffolk County Clerk on
December 12, 1927 in File No. 851 and being bounded on the north by West
Street, 50 feet; on the east by lands now or formerly of King and Bauer,
150 feet; on the south by land now or formerly of Oblong, 50 feet and on
the west by other land now or formerly of De Groff, 150 feet.
BEING kND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated May 21, 1971 and recorded in the Suffolk
County Clerk's Office on August 23, 1971 in Liber 6991 Page 191.
TOGETItER with all right, title and interest, if any. of the party of the first part, in and to any streets and roads
ahntting the above-described premises to the center lines thereof; TOGETHER wilh the appnrtenances and all the
estate and rights of the party oflhe first part in and to said premises; TO [lAVE AND TO HOLD the pre~nises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that tile party of the first part has not done or snffered anything whereby
the said premises have been encumbered in any way whatever, except ;is aforesaid.
AND the party oflhe first part, in compliance with Section 13 of the Lien Law. covenants that the party oflhe
firsl parl x~i[[ receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a t~ust lund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
