WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that cerlain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
beingm-~he near the Village of Greenport, Town of Southold, County of Suffolk and
State of New York, known and designated as Lots Nos. 34 and 35 and the eastern
portion of lot 33 on a certain subdivision map, part of the Estate of Thomas F.
Price, Sr., situate at Greenport, Suffolk County, New York, which map was made
by Otto W. Van Tuyl, dated November 29, 1927 and filed in the Suffolk County
Clerk's Office on December 12, 1927 as Map No. 851, bounded and described as
follows:
~,~i BEGINNING at the corner formed by the intersection of the westerly side of
~adison Avenue with the northerly side of West Street; running thence North 75°
13' 20" West along the northerly side of West Street 123.32 feet to a point;
thence North 14° 46' 40" East 150.00 feet to a monument; thence South 75° 13' 20"
East 123.32 feet to a concrete monument and the westerly side of Madison Avenue;
thence along the westerly side of Madison Avenue South I4° 46' 40" West 150.00
feet to the corner aforesaid to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated August 4, 1988 and recorded in the Suffolk County Clerk's Office
on August 11, 1988 in Liber 10666 Page 273.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and ail the
estate and righls of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the parly of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in colnpliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the i~nprovement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
an3' other purpose.
The word *~party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
