WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other
valuahle consideration paid by the party of the second part, does hereby grant and release unto
the pare of the second part, the heirs or successcrs and assigns of the party of the second part

ALL, that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Incorporated Village of Manituck, Town of Southold,
County of Suffolk and State of New York,hounded and described as follows:
OEGINNING at a point on the southerly side of East Legion Avenue (East Legion Road), said
poin`being where the division line between the subject premises and the land now or formerly
of Eleanor Kast intersects the southerly side of East Legion Avenue, said point also being the
northwest comer of the premises about to be described; BIJNNING THENCE along the
soinherly side of East Legion Avenue South 50 degrees 12 minutes 06 seconds East 53.33 feet;
THENCE along the division line between the subject premises and the land now or formerly of
Richard T. Field.South 15 degrees 20 minutes 00 seconds West 161.30 feet(actual)163 feet more
or less(deed),to the land now or formerly of jams H. Rambo; THENCE along said lands now
or formerly of Rambo and Hasslinger North 51 degrees 23 minutes 32 seconds West 52.01 feet
(actual) 53 1/3 feet (deed); THENCE along the division line between the land now or formerly
of Kast North 1.5 degrees 03 minutes 47 seconds East 162.84 feet (actual) 164 more or less feet
(deed)to the southerly side of Fast Legion Avenue and the point or place of BEGINNING.
13EING AND INTENDED TO BE the acme premises conveyed to the p.erty of the first part

TOGETHER with all right. title and interest, if an7. of the party of the first part in and to any
streets and i oads abunine the above described premises to the center lines thereof: TOGETHER
with the appurtenances and all the estate and rights of the party of the fust part in and to said
premises; TO PAVE AND TO HOLD the premises herein granted unto the party of the second
part,the heirs or successors and assigns of the party of the second part forever.
AND the pane of the first Part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
- AND the party of the fust part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
- — right to receive such consideration as a trust fund to be applied first for the purpose of paying
the cost of the improvement mid will apply the same fust to the payment of the cost of the
- _ improvement before using any part of the total of the sante for any other purpose.
The word "party" shall be construed as if it to read "parties" whenever the sense of this
indenture so requires.
