in the Office of the Clerk of the County of Suffolk on January 15,
1929 as Map No. 861 , more particulary bounded and described as follows :
BEGINNING at a point on the westerly side of Bay Avenue where same is
intersected by the division line between Lots 56 and 57 on said map,
5 said point also being distant 100 . 00 feet northerly as measured along
same from the intersection of the northerly side of Fourth Street with
the westerly side of Bay Avenue;
RUNNING THENCE along said division line South 69 degrees 13 minutes
10 seconds West, 150 . 000 feet;
RUNNING THENCE North 20 degrees 46 minutes 50 seconds West 50 . 00 feet
to the division line between Lots 55. and 56;
RUNNING THENCE along said division line. North 69- degrees 13 •111inutes 10
seconds East 150. 00 feet to the westerly side of Bay Avenue;
RUNNING THENCE . along the wl'sterly side of Bay Avenue South 20 degrees
46 minutes 50 seconds East, 50 feet to the point or place of beginning;
TOGETHER with the rights as shown on the annexed Schedule A.
BEING AND INTENDED TO BE THE SAME PREMISES of the party of the first
part, by deed dated 3/24/88 and recorded at the Office of the Clerk in
the County of Suffolk, 3/31/88 in Liber 10573 of Deeds at page 170 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.

TOGETHER with all the right, title and interest of the party of
the first part in and to Bray Avenue adjacent to said premises to
the center line thereof.
TOGETHER with the privilege in common with others to use a right
of way leading from the Boulevard, so called, to Peconic Bay,
which said privilege is contained and recited in deed to George
I . Tuthill, et al . , dated April 17, 1928 and recorded August 13,
1928 in Suffolk County Clerk' s office in Liber 1368 of Deeds, at
