DAVID G. TORRANCE, residing at 15814 San Antonio Court, Fort Myers,
Florida 33908,
party of the first part, and
KIMBALL A. TORRANCE, residing at 37 Chesterfield Road, Stamford,
Connecticut 06902,

WITNESSETH, that the party of the first part, in consideration of Ten Dollars and
other valuable consideration paid by the party of the second part, does hereby grant
and release unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever, a twenty-five percent (25%) interest to the party
of the second part.
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Town of Southold, Suffolk County,
State of New York, particularly bounded and described as follows:
PARCEL 1:
A certain piece or parcel of property, together with the buildings standing thereon,
more particularly described in a certain deed of George W. Roberts and Nellie A.
Roberts, both of Hartford, Connecticut, to David Torrance, of Derby, CT, s~_id being
dated October 9, 1885, and recorded in the Suffolk County Clerk's Office in Book
291 of Deeds, Page 411.
PARCEL II:
A certain lot, piece or parcel of land bounded and described as follows:
BEGINNING at the southeast corner of property of Homart B. Porter, conveyed b'y
deed dated August 2, 1919, eleven and eight-tenths (11.8) feet north from a large
boulder on the westerly side of Sterling Street. From this point the line extends
southerly eleven and eight-tenths (11.8) feet to the large boulder at an angle in
Sterling Street; thence the line deflects to the right 20° O' and extends a distance of
twenty (20.0) feet along Sterling Street to a mere stone; then the line deflects to the
right 97° 33' and extends a distance of seventy-five (75.0) feet to a mere stone; then
'the line deflects to the right 74° 30' and extends a distance of thirty-one and five-
tenths (31.5) feet to a mere stone; ihen the line deflects to the right 104° 37' and
extends a distance of seventy-five (75.0) feet along the southerly line of Homart B.
Porter to the point of beginning., Said tract contains eight and three-tenths (8.3)
square rods more or less.
BEING AND INTENDED TO BE the same premises conveyed to the Grantor, in
part, by Deed dated February 10, 1999 and recorded in the Suffolk County Clerk's
Office on February 25, 1999 in Liber D00011947 page 817.
BEING AND INTENDED TO BE a transfer by the party of the firs? part of a
twenty-five (25%) percent undivided interest in the premises to the party of the
second part, reserving to the party of the first part no interest in the premises.
Together with all right, title and interest, if any, of the party of the first part in and
to any streets and roads abutting the above-described premises to the center lines
thereof;
Together with the appurtenances and all the estate and rights of the party of the first
part in and to said premises;
To have and to hold the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the pa~ty of the first part has not done
or suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of improvement and will apply the
same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose. The word "party" shall be construed as
if it read "parties" whenever the sense of this indenture so requires.

and year first above written.
