Laurel, Town of Southold, New York," surveyed March 28, 1928 by Otto W. Van Tuyl, Greenport, New York,
Surveyor, and filed in the Office of the Clerk o fthe Cbunty of Suffolk on the 15th day of January, 1929 as Map Number
861.
BEING PART OF THE same premises conveyed by Katherine Bylis Tuthill to James J. Dunne and Anna C.

Dunne, his wife, by deed dated October 9 , 1954 and recorded in the Office of the Clerk of Suffolk County on October
14th, 1954 in Liber 3773, Page 382 of Deeds.
TOGETHER WITH the privilege, in common with others, to sue a right of way leading from the Boulevard,
so-called, to Peconic Bay, which said privilege is contained and recited in deed to George I. Tuthill, et al, dated April
17~h, 1928 and recorded August 13t~, 1928 in the Suffolk County Clerk's Office in Liber 1368 of Deeds at Page 24.
SUBJECT to the covenant and restriction that the premises shall be used for residential purposes only and no
dwelling erected thereon shall be for the useor occupancy of more than one family; that not more than one dwelling
shall be constructed on the premises for each 50 feet of road frontage; that no dwelling shall be constructed on the
promise costing less than $5,000.00; that no building or any part thereof shall be erected within 25 feet of the street line
and that no outhouses shall be maintained on the premises.
SAID premises being known as and by the Street number 1270 Bray Avenue, Laurel, New York.
BEING AND INTENDED to be the same premises conveyed to JOSEPH N. RICKETTS and MARY B.
RICKETTS, his wife by JOSEPH N. RICKETTS, by Deed dated August 1~, 1966 recorded in Office of the
Suffolk County Clerk, on August 19, 1966 in Liber 6015 at Page 211.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the cent¢ lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises,
TO HAVEAND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns&the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
