WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying
andbeingiK" at Mattituck, Town of Southold, County of Suffolk and State
of New York, known and described as Lot No. 37 on a certain map entitled,
'Captain Kidd Estates" and filed in the Office of the Clerk of the County
of Suffolk on January 19 , 1949 as Map No. 1672 and which lot is more
Tax Map particularly bounded and described as follows :
Designation BEGINNING at a point on the northwesterly side of South Beach Drive,
where the same is intersected by the dividing line between Lots 36 and
Dist. 37 on said map;
RUNNING THENCE north 38 degrees 00 minutes 00 seconds west along said
dividing line between Lots 36 and 37 , 136 . 75 feet to the bulkhead along
Sec. Long Island Sound;
THENCE north 54 degrees . 16 minutes 20 seconds east along said bulkhead
Blk. line, 50 . 04 feet to the'dividing line between Lots 37 and 38 on said map;
THENCE south 38 degrees 00 minutes 00 seconds east along said dividing
line between Lots 37 and 38 on said map, 139 . 58 feet to the northwesterly
Lot(s) side of Sound Beach Drive; and
THENCE south 57 degrees 30 minutes 00 seconds west along the
northwesterly side of Sound Beach Drive, 50. 23 feet to the point or place
of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the
first part by deed dated June 6, 1986 and filed 3.n the Office of the
Clerk of Suffolk County on June 25, 1986 , in liber 10066 of deeds at
page 470 .
TOGETHER with all right,title and interest,if any,of the party of the first part of,in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the patty of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties"whenever the sense of this indenture so requires.
